Average 30-year fixed rate: 7.24% (Freddie Mac, week of October 29, 2026).
Mortgage insurance, which lenders usually require with less than 20% down, is not included. Estimates only, not financial advice.
How it’s calculated
Principal and interest use the standard fixed-rate amortization formula on the loan amount (home price minus down payment), over the term you choose. Property tax and insurance are divided by 12 and added, with any HOA dues.
The starting rate is Freddie Mac’s Primary Mortgage Market Survey average for 30-year fixed loans, published weekly. A year earlier it was 6.19%. Your own rate depends on your credit, down payment and lender. Freddie Mac PMMS
Worked example
A $400,000 home with 20% down is a $320,000 loan. At 7% for 30 years, principal and interest is $2,128.97 a month; with $4,800 a year of property tax and $1,200 of insurance, the total is $2,628.97.
